Buying A Home With Friends – What To Watch Out For

 

 

 

Don’t have money to buy Vancouver real estate on your home?

Is it beneficial to enter into real estate joint ventures?

 

Are you finding the Vancouver real estate market too expensive?  You’ve probably heard of others getting into the market by partnering up with others, haven’t you?  Is it risky?  What’s involved?  How does it work?

The first thing when considering that option is that everything MUST BE IN WRITING!  I can’t stress it enough.  When I say writing, I don’t mean an email.  I mean, using a real estate lawyer that knows how to draft up real estate joint venture agreements.

 

But it’s my family, surely I can trust them?

 

Get It In Writing

Regardless of the other part(ies) are, the contract is there for when things go sideways.  Everyone’s smiling when there’s agreement, but when there’s a disagreement, in order to be fair and just, the contract is what’s guaranteed and promised.  No need to say “he said that” or “she said this” or rely on someone’s memory.  Having a proper Joint Venture agreement in place also prevents disagreements when 1 of the parties wants out of the deal.

A Tour of the Arc’teryx Factory in Vancouver

Canada is not just home to some fantastic mountains, great music and a cool Prime Minister, also Arc’teryx hails from the largest North American country. Last December I flew to Vancouver to cover the unveiling of the Voltair Avalanche Airbag and the Procline Carbon Lite Ski Boot. While there my colleagues and me were also treated to a tour of the Arc’teryx design studio and the factory, where iconic Arc’teryx garments like the Alpha SV Jacket are made.

What goes into designing a jacket like the Arc’teryx Alpha SV Jacket? How is it made? Who makes it? Where is it made? After my visit to the Arc’teryx factory in North Vancouver - one of four factories Arc’teryx operates in Canada - these are questions I feel I have the answers to. If you’re a gear nerd like me then visiting a factory - an Arc’teryx factory! - is like entering the holy halls of outdoor gear making. There’s so much skill and knowledge going into making these garments which we take out to the mountains and forests on our adventures that it’s inspiring to see it happen in front of your eyes, ask questions and of course take photos. The good lad that I am, well-knowing fellow gear nerds would also love to read about a Arc’teryx factory visit, I am here sharing my visit in photos and words with you. After that you’ll see your Arc’teryx hardshell with new eyes, realizing what amount of work went into it!

Material Reception What keeps you dry?

Every garment that is made in North Vancouver starts at the receiving area. Rolls of Gore-Tex, Polartec and many more fine materials arrive here in dozens of colours, and if you’re a MYOG enthusiast this probably is heaven already for you. As the 300 employees at this factory are super-efficient, though, those rolls of fabric don’t stay long there. Soon they end up on one of the long cutting tables.

There many, many sheets of fabric are layered carefully on top of each other, with a final paper layer which has all the patterns printed on it. These are designed in the most-efficient way so that as little material is wasted as possible. Then the gentlemen above - who does this since many years, and yes, still has all his fingers! - takes a super-sharp cutter machine to cut them up into the pieces of fabric which later make up the garments.

Arc'teryx Veilance

Speaking of garments, made in this factory are besides some iconic jackets like the Alpha SV Jacket which you’re likely most-familiar with also Arc’teryx Veilance garments, those awesome blazers and raincoats which are made of the same high-quality materials as the outdoor garments but with tons more style. You could wear a Veilance Blazer to a meeting with Justin Trudeau and wouldn’t look out of place, so classy are these garments. But the alpine mountain nerd I am we concentrated on checking out how the Alpha SV is made (and yes, I’d love to own a Veilance coat & go back to see how it is made!).

Making the jacket takes around 280 minutes over 197 work steps. The jacket travels over 30 workstations until it is labelled and ready, and has been worked on by 13 people. Arc’teryx inspires to make the fastest and best apparel factory plant, and where do you go to learn about efficient manufacturing? To Japan and Toyota with their lean manufacturing methodology. This resulted in the employees in Vancouver learning new skills so they can do more work steps in one go, which minimizes the travel & waiting time between work steps. Now one worker can for example sew a seam, then tapes it and then applies some Arc’teryx magic to it (Sorry, I can’t say what that magic is as I signed an NDA!) and can pass it on to the next worker along the line, instead of three workers doing each step individually.

Making the Alpha SV jacket takes 280 minutes over 197 work steps by 13 people.

Speaking of the workers, they learn in a 12 week sewing training programme all the skills they need to work at the Arc’teryx factory - from sewing over taping and learning about the Lean programme. They have a 94% graduate rate of this programme, and the employees made a happy & proud impression on me. Arc’teryx cares well for their employees, with regular breaks, being able to switch up stations, good pay - and many were also sporting Arc’teryx garments, some even garments which they sewed just for themselves! The trainees of the sewing programme also do good, as they make from excess material Ponchos for the homeless of Vancouver and give these away for free to those in need.

Back to the Alpha SV. There’s 48 jackets made per day in Vancouver, and each jacket is controlled during different stages of the manufacturing process. Some jackets get into the water pressure test to see if the material is good, and at the end the jacket gets its label and is ready to go on adventures with you. As you can imagine, it was inspiring to see this jacket being made - from the fabric over the cutting to the different steps, slowly the jacket started to take shape.

After our visit to the factory we went to the design studio. If you thought it couldn’t get better after a visit to the Arc’teryx factory - I was in awe about what I just saw! - you’re in for a treat. Because what gets made at the factory is imagined & designed in the studio. Here you find a small factory floor itself, where Greg & his colleagues can create a jacket (or one-offs for athletes! What we saw there was AMAZING!) in a few hours and then pass it on to one of their athletes for testing.

The designers are usually working on garments that comes out three years down the line, so right now they will be designing & testing garments which hit the stores in Fall 2019. I imagine it gets quite hard to make sure you’re not spilling secrets at meetings and trade shows if you’re working so far in advance!

Finally we also got to take a peek into the Arc’teryx workshop, where they build machines and things they can not get anywhere else. They got all the fancy machines which you can imagine, and it is in part thanks to that workshop and the people there that Arc’teryx can come up with new innovations for manufacturing and in apparel technology.

After this fantastic tour of the factory, workshop and design studio we were treated to the brand-new, never-before seen Procline Carbon Lite Ski Boot and Voltair Avalanche Airbag presentation, which we’d be testing a day later out in the backyard of Arc’teryx in British Columbia. But that’s a story for another day!

Even if you’re not able to go visit the Arc’teryx design studio - with the Hive North Shore Climbing Gym and Deep Cove Brewers and Distillers they have a great bouldering gym and craft beer brewery in the same building which means you sort of can visit Arc’teryx - and you might even run into Arc’teryx employees & athletes there!

Activist Alert: The CDC’s Quarantine Proposal

You’ve had this dry cough for a couple of days but are otherwise feeling ready for your much awaited annual ski trip to Utah. On the security line, an officer signals for you to come with him. Not knowing why you’re being selected out of the crowd, you follow to learn that you meet criteria for quarantine. Sound like science fiction?

In what appears to be an unprecedented power grab, the Center for Disease Control and Prevention (CDC) in the Department of Health and Human Services (HHS) just issued a proposed amendment to its domestic and foreign quarantine regulations giving itself the power to legally apprehend, detain (isolate or quarantine), and treat (including vaccinate) anyone simply for suspicion of being infected by a communicable agent.

The legal authority to isolate and quarantine, according to the CDC’s own words, are “police power” functions, “derived from the right of the state to take action affecting individuals for the benefit of society.” Incidentally, the CDC/HHS police powers were not obtained democratically through the normal “bottom up” legislative process and final Congressional approval, but rather through the bypass of a Presidential Executive Order.

The new proposed CDC/HHS regulations are contained in the Federal Register dated August 15, 2016, under the heading, “Control of Communicable Diseases—Notice of Proposed Rulemaking.”

Whereas previous regulations concerning quarantinable infection focused on extraordinarily rare and presumably lethal forms of infection, e.g. novel forms of H1N1, Ebola virus, the new regulations carry a much broader and ominously more nebulous definition:

By its terms, subsection (a) does not seek to limit the types of communicable diseases for which regulations may be enacted, but rather applies to all communicable diseases that may impact human health.

The CDC/HHS radically changed their definition of what constitutes an “ill person” ” by including a wide range of vague symptoms such as ill appearance and headache in lieu of objective signs, now to be formally assessed by officials without medical training (ie flight attendant, transportation worker).

Moreover, simply being identified as having been at risk of recent exposure makes one classifiable as having a “precommunicable disease,” which can thereby result in one’s apprehension and quarantine.

HHS/CDC defines precommunicable stage to mean the stage beginning upon an individual’s earliest opportunity for exposure to an infectious agent and ending upon the individual entering or reentering the communicable stage of the disease or, if the individual does not enter the communicable stage, the latest date at which the individual could reasonably be expected to have the potential to enter or reenter the communicable stage…

Essentially, you can be arrested for simply be suspected of being infected, or having been recently exposed to an infectious agent.

Being apprehended and quarantined without due process is one affront to your civil rights, but being forcibly treated is another:

CDC may enter into an agreement with an individual, upon such terms as the CDC considers to be reasonably necessary, indicating that the individual consents to any of the public health measures authorized under this part, including quarantine, isolation, conditional release, medical examination, hospitalization, vaccination, and treatment: provided that the individual’s consent shall not be considered as a prerequisite to any exercise of any authority under this part.”

Adding an almost surreal, Orwellian layer to the CDC/HHS ruling, once an individual is released from custody and/or mandatory treatment, the individual would be subject to ongoing surveillance and tracking:

HHS/CDC has proposed a definition for ‘electronic or internet-based monitoring’ that defines this term as referring to mechanisms or technologies allowing for the temporary public health supervision of an individual under conditional release, including electronic mail, SMS texts, video conference or webcam technologies, integrated voice-response systems, entry of information into a web-based forum, wearable tracking technologies, and other mechanisms or technologies as determined by the Director or supervising health authority.”

If you have been following the trail of germ warfare efforts supported by government and media, you may sense a crescendo mounting. These unprecedented efforts to apply more and more control are, themselves, the sign of a failing paradigm. It is upon us as a conscious collective to hold this space for bodily integrity, free will, and personal health beliefs and we have an opportunity to do just that until October 14, 2016.

Guest Post: Truth Is…We All Could Be Woody

13 years ago, my life looked very different than it does today. I was married to my best friend, had a successful career in advertising, and was planning to have a family. However, all that changed with one phone call. On August 6 2003, I became a widow. Woody, my husband of almost 10 years was found hanging from the rafters of our garage, dead at age 37.

Woody wasn’t depressed nor did he have a history of depression or any other mental illness.

Woody was outgoing, gregarious, smart, had a huge personality. Everyone loved him. He had just started his dream job as Vice President of Sales at a start up company selling energy efficient lighting two months prior and started having trouble sleeping which is not uncommon for entrepreneurs. So Woody went to see his family doctor whom he trusted implicitly, and was given Zoloft off-label for insomnia. His doctor said Zoloft would take the edge off and help Woody sleep. Five weeks later, he was dead.

The 3-week Pfizer-supplied sample pack that Woody came home with automatically doubled the dose unbeknownst to him from 25 to 50mgs after week one. No cautionary warning was given to him or me about the need to be closely monitored when first going on drug or dosage changes. In fact, I was out of the country on business for the first 3 weeks he was on the drug. Within days Woody experienced many side effects like profuse night sweats, diarrhea, and worsened insomnia. He also experienced others like akathisia that were known to Pfizer but not to Woody, his doctor or his family. Shortly, before he died, I found Woody curled up in fetal position on the kitchen floor, holding his head like a vice, crying, “Help me, help me. I don’t know what is happening to me. I am losing my mind. It’s like my head is outside my body looking in.”

From the beginning, Woody’s death made no sense to anyone who knew him. Everywhere I turned, all the so-called experts and suicide support groups were telling me Woody must have been depressed. But in the deepest part of me, I knew something didn’t add up.

Why would a guy who loved life take his own life? Woody went from not being able to sleep to experiencing disassociation from his body. So we started digging into the only thing that made Woody change during this extremely short period of time. Zoloft.

Zoloft: The Smoking Gun

Woody and I never once questioned the drug. Why would we? Zoloft is FDA approved, samples given by his doctor, and advertised and sold as safe and effective. Ironically the day Woody was found our local newspaper ran a front page story about the UK finding a link between antidepressants and suicide in teens.

Our journey has taken us to the FDA, Congress, the courts, and the media. Unfortunately, I quickly learned that Woody was not an isolated case or “anecdotal”. Most people have no idea that the FDA held hearings on Prozac and its link to suicide and violence in 1991 – 13 years before the FDA eventually put blackbox warnings on the drugs for children.

In the battle for Woody, we were able to get confidential internal Pfizer and other drug company and FDA documents made public that showed they knew about the risk of suicide, violence and NOT to speak of questionable efficacy, but failed to tell the public. I hand delivered these documents to the FDA, members of Congress, and the media. It’s hard not to do something when you have seen these documents in black and white with your own eyes AND you have the experience that I have had. These documents speak for themselves. Lives were being destroyed.

I can’t believe almost 13 years after Woody’s death, we are still having this debate. In some ways, I think the situation has gotten worse.

The Truth About Violence and Mental Illness

It seems everywhere you turn, there’s something about “mental health” in the headlines. Whether its another mass shooting, a high profile celebrity suicide, the kid who has difficulty focusing in school, or the person going through a bad divorce and is sad, the conversation quickly turns to the need for MORE mental health services, MORE screenings, MORE treatments to address these issues. But what if LESS is actually more?

The public has been convinced through drug company marketing, psychiatry, and the medical establishments that “mental illness” is a biologically-based condition. Every day life’s distresses and problems are being sold as UNDIAGNOSED mental disorders caused by a “chemical imbalance” requiring a pill solution. Often times, it is without full disclosure of the dangerous side effects.

There are a lot of powerful self-interests at play in this current model of medicalizing life stresses. Big Pharma, American Psychiatric Association (APA), and various patient advocacy groups such as National Alliance for Mentally Ill all have something to gain. Drug companies are highly motivated to spend billions of dollars selling “illnesses” to push their pill treatments. The APA and academic psychiatry want to protect their roles as the “trusted” medical institution that really understand psychiatric care. Meanwhile, 70-80% of psychiatric medicines are prescribed by primary care doctors, often after a 7-minute visit with a patient.

In today’s world, “mentally ill” is such a vague, general term that it lacks any real meaning. The APA’s Diagnostic Statistical Manual has set up such broad definitions of “psychiatric disorders” that 1 in 4 Americans are said to suffer some sort of “mental illness” each year. Undesired behaviors such as grief and sadness, oppositional defiant disorder and ADHD in children, to substance abuse, and so on get classified as “mental illness” requiring a pill.

There’s got to be a better way.

Reframing Our Focus On Health

For starters, I would like to see the conversation change from mental health to focusing on mental well-being. Mental health implies a “sickness” model. The current narrative of the medical model is that untreated “mental illness” threatens the safety, security, and health of the general public. Therefore, we need MORE treatments.

Its time to infuse a little healthy skepticism into these powerful, mind-altering drugs. Like… do pills actually solve or change the stressful situation, experience, or trauma that lead to the sadness and anxiety? They don’t change anything other than numb ourselves to the pain and discomfort. Maybe our depression and anxiety is actually trying to teach us something? Maybe we need to embrace the pain and sit with it? We will never know if we mask the pain and not do the work to discover the lessons.

There is power in the questions. The public needs to start pushing back and asking, “what if LESS is actually MORE?”

I would like to thank Dr. Kelly Brogan for her bravery to take on this issue and confront the psychiatric drug epidemic head on. Unfortunately, it’s more than JUST a debate over the validity of scientific evidence. There are real world life and death consequences to these powerful, mind-altering drugs. The truth is any ONE of us could be the next Woody. Be smart. Be informed.
